REPORTS that Dublin City Council is considering rezoning industrial estates - including one in Glasnevin - for housing have been welcomed by Dublin businesses.

The reports suggest that Dublin Industrial Estate off the Finglas Road in Glasnevin is one of several that could be suitable for new housing developments.

The current Dublin Development Plan for 2016-2022 states that Dublin will remain a predominantly low-rise city but recognises that taller buildings may be needed in a limited number of locations.

These include industrial estates, where buildings up to 50 metres high – around 15 storeys - may be permitted.

Last week Dublin Chamber, which represents over 1,300 businesses, called on city councillors to back any new plans to rezone industrial estates for new housing.

“This is exactly the kind of radical action that is needed if Dublin is to tackle its housing shortage,” said Dublin Chamber CEO Mary Rose Burke.

“The population of the Greater Dublin Area will grow to 2.2 million over the next 13 years, so pressure on the housing stock will only continue to rise.

“The city needs to prepare for this now.”

Dublin Chamber has long argued for higher urban density and Burke says building in industrial estates could create thousands of new homes near the heart of Dublin and close to major public transport arteries.

“We have seen the data, and it is clear that Dublin City will simply run out of space for new housing development in about four years,” she added.

“The economic and social impact of this cannot be overstated. From the homelessness crisis to the challenge of finding decent accommodation for employees, there is now an urgent need to change the way we manage housing in Dublin.

“The Luas Green Line extension to Broombridge offers an opportunity to integrate high density housing with public transport.

“Above all, housing needs to be delivered where demand is highest. But we simply aren’t making room in the city at present.

“A bird’s eye view shows large areas that are underused or inappropriately zoned. Councillors need to recognise this problem and embrace the opportunity it brings.

“We are calling on all them to get behind an ambitious plan to transform these areas into high-density residential neighbourhoods on a phased basis, providing modern apartment living integrated with public transport and other amenities.”
