RENTS in Dublin Central have increased by more than 90 percent since 2010 according to a report by the Simon Community.

The average rent per month for a one-bedroom property in Dublin City Centre over three days during the study was €2,067, while the average rent for a two-bedroom property was €2,813.

Fianna Fáil General Election candidate, Mary Fitzpatrick believes that inadequate housing supply coupled with rent increases and current housing policy is making it impossible for people to find a home in Dublin Central

“The cost of rent is now out-of-control and driving people out of their homes and into homelessness,” she said.

“The Government’s much trumpeted HAP does not come next or near the cost of renting in Dublin Central.

“The average monthly rent for a one bed in central Dublin is €2,000 while the Government’s HAP payment is €600.

“The average monthly rent for a two bed is €3,000 yet the Government’s HAP is €1,250.

“The Government's housing policy is completely failing to meet the housing need in Dublin Central.”

The figures were highlighted in a recent report ‘Locked Out’ by the Simon Community on the gap between the rent supplement HAP limits and market rents.

The report highlighted the issues facing people who are looking for private rented accommodation while in receipt of these payments.

It found that the average rent for a one-bedroom property was 213 percent more than the HAP limit for a single person, while a two-bedroom property was 125 percent more than the limit for a couple or one parent with two children

On February 1, there were fewer than 3,150 properties available to rent nationwide, down over 20 percent on the same date a year ago and the lowest recorded for this time of year.

The Simon Community report follows on from a previous report, which showed it is now more expensive to rent a home in central Dublin than to pay a mortgage.

According to Daft’s figures for Dublin 1 the average mortgage payment for a one bedroom apartment is €836 while the average rent for the same property is now €1,503.

Similarly a three bedroom house in Dublin 7 had an average mortgage payment of €1,624 and a higher average rent of €1,958. 

According to spokesperson for the Simon Communities in Ireland, Niamh Randall, the situation is only getting worse. 

“The supply is simply not there for people to move on from emergency accommodation and homeless services,” she said.

“Over 9,000 people are stuck; there is nowhere for them to go. Many of these people in emergency accommodation are there because they have already lost their rented home’’

“People trapped in emergency accommodation need affordable homes with support where needed. Rent Supplement and HAP must increase to allow households in receipt of these payments to compete fairly in the private rented sector.” 

Meanwhile, Ms Fitzpatrick believes that the Government needs to introduce a major change in its approach to deliver affordable homes, co-operative housing and family homes through an accelerated construction programme of affordable homes.

“The introduction of a comprehensive refurbishment programme for all Dublin City Council property to eliminate dampness, mould and overcrowding would return valuable vacant housing stock to productive use,” she said.
