Bayside applauds shopping centre refusal

A decision to grant planning permission for a controversial new mixed commercial and residential development on the grounds of an existing shopping centre on the Northside has been overturned on appeal by An Bord Pleanala.
Residents have welcomed the decision to refuse permission for the massive plan at Bayside Square.
Permission had been sought to demolish existing buildings at the square to make way for an enlarged shopping centre and 99 new apartments.
Fingal County Council initially granted permission for the plan last year, subject to strict conditions.
However, residents lodged an objection with An Bord Pleanala last August, arguing that its size and scale was unsuitable for the area.
They feared that the construction of the new centre would encroach on an existing carpark and cause traffic chaos in the area.
Shay Duffy, chairman of ‘Save our Square’ told Northside People at the time that there were huge concerns relating to the proposed conversion of a neighbourhood shopping centre into a massive district centre.
He said Bayside would not be able to cope with the increased traffic the new centre would attract to the area.
An Bord Pleanala held an oral hearing into the plan in January, and made a decision last week to refuse permission.
The proposal was rejected on a number of grounds, including that the scale and height of the development was out of character with the area, and that the road network was unsuitable to cope with the increased traffic.
Dublin North East TD Tommy Broughan (Lab) hailed the decision as a victory for the residents in Bayside.
“It was abundantly clear that what was being proposed for the redeveloped Bayside Shopping Centre was a regional rather than a neighbourhood shopping centre,” Deputy Broughan said.
“While it is clear the shopping centre needs an upgrade, the developers must now come back with appropriate proposals that are low rise, and completely in character with this attractive two storey residential area.”
Fellow Dublin North East TD Terence Flanagan (FG) has also welcomed the decision.
"I objected to this proposed development for numerous reasons,” Deputy Flan- agan stated. “I believed the ambiance of the settled community would be seriously impaired by this development and that the road network was not suitable for a development of this height and scale.”
